Norgani aims to work with several operators and their brands, have an optimal geographical distribution of the properties, and have a portfolio well suited for the different market segments.
Limited risk
The portfolio’s emphasis is on mid-to-upscale hotel properties, with hotels that have central geographic positions in the market area. A major part of the revenue should come from hotels in cities with more than 50,000 inhabitants. The rental agreements shall mainly be turnover based with minimum rent and have satisfying guarantee arrangements.
Limited development project activity
Norgani is a hotel owner, and should only be involved in development projects to a limited extent, the exceptions being projects in conjunction with professional operators or arising from existing properties.
Attractive partner for hotel operators
Norgani aims to be an attractive partner for the operators by having a large portfolio of cost-effective and well maintained properties with more than 150 rooms. These properties should be located where the operators want to be, preferably in larger, regional cities/communities and close to transport hubs. Norgani aims to be attractive for new concepts and market participants who are expected to have a pioneer role in our markets.
