Occupancy (Occ) :
Occupancy is the percentage of available rooms that were sold during a specified period of time. Occupancy is calculated by dividing the number of rooms sold by rooms available.
Occupancy = Rooms Sold / Rooms Available
ADR (Average Daily Rate) :
A measure of the average rate paid for rooms sold, calculated by dividing room revenue by rooms sold.
ADR = Room Revenue / Rooms Sold
RevPAR (Revenue Per Available Room) :
Revenue per Available Room (RevPAR) is the total guest room revenue divided by the total number of available rooms. RevPAR differs from ADR because RevPAR is affected by the amount of unoccupied available rooms, while ADR shows only the average rate of rooms actually sold.
Occupancy x ADR = RevPAR
Rooms Available (Room Supply) :
The number of rooms in a hotel or set of hotels multiplied by the number of days in a specified time period.
Rooms Sold (Room Demand) :
The number of rooms sold in a specified time period (excludes complimentary rooms).
Room Revenue:
Total room revenue generated from the sale or rental of rooms.
Food & Beverage (F&B) Revenue :
Revenues derived from the sale of food (including coffee, milk, tea and soft drinks), beverages (including, beer, wine and liquors), banquet beverages and other F&B sources. Other F&B sources include meeting room rentals, audio-visual equipment rentals, cover or service charges or other revenues within the food and beverage department (includes banquet services charges).
Other Revenue :
Includes all other revenue excluding room revenue and F&B revenue.
Total Revenue :
Revenue from all hotel operations, including rooms sold, F&B, parking, pay tv, phone, miscellaneous, etc.
Operator :
The company which is running the day to day business at the hotel
Distributor :
The organisation which under a common brand is responsible for the marketing and booking of the hotels which is member of this organisation.
Lease duration :
The remaining lease period according to the lease agreement
Gross rent :
Gross rent from the Operators/tenants
Net rent :
Gross rent subtracted operating expenses/owner’s costs
Contract rent :
Annual gross lease rent level for current rental contracts (excl. vacancy, credit loss and discounts)
Minimum rent :
The minimum rent the operator/tenant is obligated to pay according to the lease agreement, normally annually CPI adjusted.
Guaranteed rent :
The rent guaranteed for a certain period of time by sellers of properties to the Company
Land :
The site where the property is situated
Freehold :
The situation where the land area on which the property is situated, is owned by the property owner
Leasehold :
The situation where the land area on which the property is situated, is rented
Opex :
Operating expenses (including maintenance
