Norgani’s portfolio comprises of 73 hotels and 1 congress centre, with a total of 671 480 m² and 12 847 rooms; a market share of 5 percent in the Nordic region.
Over half of the room capacity, 53 percent, is located in Sweden and accounts for 46 percent of revenue. Finland and Norway represent 27 and 22 percent of revenue and slightly less in room capacity. In Finland, Norgani’s hotels are mainly situated in the Helsinki metropolitan area, along with the larger brands. In Norway and Sweden the hotels are located throughout the country. All properties in Denmark are located in Copenhagen.
Most hotels are mid-to-upscale, which have the most stable revenues over time. The average hotel size in the portfolio is 176 rooms, almost three times the average size in the Nordic region of 63 rooms. Norgani aims to maintain an average hotel size exceeding 150 rooms, since larger hotels are generally more profitable.
Tenants are leading international and regional chains such as Scandic Hotels, Choice Hotels Scandinavia and Rezidor. Hotels operated by Scandic Hotels generate 61 percent of Norgani’s revenue and represent 56 percent of room capacity. The second largest operator in the portfolio is Choice Hotels Scandinavia, which accounts for 21 percent of revenue and 22 percent of rooms. The majority of contracts are turnover-based leases, the most common type of contract in the Nordic region.
